INVESTMENT STRATEGY

There are many different investment strategies and just like selecting a property type, it is crucial to find a system that is right for you.

Land Baking: Real estate investing can be done in many different ways. Realty investment is basically buying or selling land. People who have been at it for a while would call them land banks. As the name suggests, they are just banks of land. It is a good idea to develop a strategy and evaluate your financial position before entering any real estate investment.

Development: Commercial real estate development is where you take undeveloped land and re-construct what could be built on the property.

Fix & Flip: Commercial fix & flips are much the same as they are in residential real estate investing, where you buy a property, make all repairs and upgrades, and then resell it.

Wholesaling: Wholesaling real estate can be a great opportunity to cash in on the Austin market, where buyers are plentiful but housing supply is low.

Owner-Occupied: Similar to “house-hacking” in residential, owner-occupied commercial real estate investing is where you purchase a piece of real estate where you operate your business.

Value Add: Value-add investing – this is my favorite kind of investment strategy, and one I have used many times. Value-add investing stands for Buy, Rehab, Rent, Refinance, Repeat.

Passive Investing: If you don’t have time to actually run and operate a deal, there are many benefits to being a passive investor in commercial real estate.
